Central location, near to everything. Comfortable & felt safe all throughout my stay.
I came winter time and room was warm enough not to tiurn on heater all day. Parking was in front of house so very convenient.

Excellent place to stay when attending an event in Hillcrest/Waikato University. Few places there.
Breakfast was not part of the booking. Liked being well back off the street and street lights. Felt safe with owners next door.
Towel rails in bathroom and kitchen. Light in kitchen area
